Gallery Location
Hosko Gallery was established in downtown Saint Paul in February of 1994. It is located just off Ecolab Plaza, at Fifth and Wabasha Streets in the Alliance Bank Center. Hosko Gallery features exclusively the architectural illustrations and paintings of Bill Hosko, and a custom picture framing service offering customers four hundred frame styles to select from.
Gallery Owner
Bill Hosko, 46, has been self-employed as an artist since 1990. He works with pen & ink, water color and oils. His subjects feature architecture; historic properties, picturesque neighborhoods and city skylines. He made his first retail prints available in 1990, and later to ensure his work could be seen by the public, he established a gallery in his hometown’s downtown.
He has a great interest in the city of Saint Paul. Development issues particularly in the downtown area and along the riverfront are of most interest, and concern, to him. Good design and planning helps a city, poor design and planning will hold one down. Also for many years Bill has traveled out to the high plains of northeast Montana where he owns 180 ridge-top acres which look out over the Canadian border. There he has also taken an interest in another community, much smaller of course than Saint Paul.
Gallery Description
Hosko Gallery is at the mid-point of a five year lease with the Alliance Bank Center. Several dozen shops and eateries make up their retail tenant mix. The primary corridor just outside the gallery features a two story glass wall allowing outside views of Ecolab’s beautiful garden terrace and Cedar Street below.
Hosko Gallery has a prime corner location with full glass walls on two sides. At 850 sf the gallery is compact, efficient and very attractive. Bill’s works, which he framed personally, fill the walls. Handsome furnishings and decorative accents complete the attractive and welcoming environment. The gallery has an excellent reputation. The Hosko name is well known in Saint Paul, particularly downtown which has approx 50,000 workers and 7,500 residents.
Gallery Offer Explanation
Bill is offering this sale so that he may focus entirely on creating more art for this gallery and other galleries (outside of downtown) and gift shops who sell his works. He would likely continue to live downtown being that he has participated extensively in local politics and for years has been an outspoken advocate for Saint Paul.
These interests, combined with his maintaining a property in northeast Montana and his involvement in community projects there as well, keep him very busy with little time to promote his work or the framing side of the business. The gallery has great growth potential for an owner who would enjoy marketing and promoting their new business.
Gallery Offer is a Good Investment:
1. The name is known and respected. Great customers!
2. Bill’s unique artwork is quality artwork. It is not trendy.
3. The gallery has excellent curb appeal. It is well inventoried and beautifully decorated.
4. The gallery is located at the juncture where street level becomes the skyway level.
5. The location has one of downtown’s highest indoor pedestrian counts.
6. Ideal location for access; parking ramp is steps away, on-street parking is steps away, all downtown bus routes are within one block.
7. Sales reflect slow, steady growth since opening. There is no business debt and monthly operating expenses are affordable.
A successful gallery owner enjoys meeting the public. They will have a creative eye and ideally have past experience in helping people with custom framing design and production. However, the production end of the custom framing business can be cost effectively contracted out with a number of area frame shops. After the acquisition Bill will remain available for transitional support. This business environment is sun filled, relaxing and very pleasant.

Thank you.
